NFABSD Supports Lawsuit Challenging City of San Diego’s Massive, Irresponsible Upzoning of Single-Family Neighborhoods

Prior to the adoption of Sustainable Development Areas, San Diego based its Bonus ADU program and Complete Communities on the city's Transit Priority Area (TPA) map, which covers over half of San Diego's developable land and absurdly uses future, unfunded, and likely never-to-be-built transit stops to justify "transit-oriented development."
Rather than fix the problems with the TPA, San Diego doubled down on pushing housing away from transit by adopting the Sustainable Development Area (SDA), which has made approximately 5,224 more acres eligible for high-density development than what was included in the already Transit Priority Area (TPA). This includes high-risk fire and environmentally sensitive areas.
For residential neighborhoods, 4,612 more developable acres are now eligible for the Bonus ADU program and other high-density policies such as Complete Communities than what the Transit Priority Area allowed.
The lawsuit challenges the City's failure to provide the proper environmental analysis of its Sustainable Development Area, allowing dense development up to a mile or more away from existing or planned transit that may never be built.
A win could force the City to suspend permitting projects under the SDA, providing a first step to promoting realistic, data-driven transit-oriented planning for San Diego.
